Scott Road Distribution Logistics Facility

Brunswick Property Holdings Surrey Ltd. is proposing a new multi-building industrial park at the north east corner of Scott Road and the 104 Avenue intersection. . The proposed development is a new 386,000 square foot ware house and distribution logistics facility on industrially zoned land owned by the Vancouver Fraser Port Authority at 10566, 10582, and 10620/10626 Scott Road, Surrey, British Columbia. This is project is driven by a desire to support and diversify the industrial sector in British Columbia and to address the chronic shortage of industrial and employment lands in the lower Mainland, a key driver of our provincial and global economy. The proposed project requires a permit (PER No.21-111) under the Project and Environmental Review (PER) process with the Vancouver Fraser Port Authority. Brunswick Property Holdings Surrey Ltd. is working with the port authority to ensure that community interests are considered as part of the PER application process. The Application Review public engagement period ran from November 7 to December 5, 2024. The public engagement comment period is now closed.

About the project

The development proposes two modern industrial warehouses, access roads, loading bays, paved open spaces, and parking spaces. The north building will be approximately 150,000 sq ft and the southern building will be 236,000 sq ft positioned on the western section of the site which has recently been used for storage and trucking. The proposed business park will provide state-of-the-art high-capacity ware houses and distribution logistic facilities with the latest sustainable features such as energy efficient building envelope design, power, lighting, HVAC, plumbing, sensors, and automated control systems. The project is thoughtfully designed to protect and be integrated into the surrounding natural environment. The project proposes to maintain nearly 40,000 m2 of aquatic and stream side set back areas on site.

This project is part of the strategic build-out of much-needed industrial capacity in B.C.’s Lower Mainland. There is generally greater local demand than supply of industrial spaces in B.C.’s Lower Mainland and facilities are urgently needed to meet the demands of the 21st-century global supply chain system and address climate change adaptation. 

The site is situated within an important cluster of existing industrial areas central to the region’s transportation network offering opportunities to connect firms, suppliers, and institutions. It is ideally located to support the regional and national industrial sectors with increased efficiencies in the transfer of goods and commodities to meet the mandate of Canadian Port Authorities.

Project Status

The project (PER No.21-111) is in the Application Review phase of the Project and Environmental Review (PER) process with the Vancouver Fraser Port Authority. The proposed Scott Road Distribution Logistics Facility has been designated for a “Category C” project review. The process includes one 20 business day public engagement period.

We invited interested residents and businesses to attend a public information session and comment on our application and the results of our technical studies and assessments during the public engagement period from November 7 to December 5, 2024. The public engagement comment period is now closed.
